Privacy Policy

This policy explains what BudgetRefinery collects when you use the tool at this site, why, and your choices. Questions or requests: email brian@malamafunding.com.

What we collect

  • Your name, email, and (optionally) company and the property address.
  • The budget file you upload, and an optional “appraised value your deal needs.”
  • A phone number only if you check the financing box and choose to give one.
  • Basic technical data (IP address, timestamps) used for security and rate-limiting.

Your uploaded budget file is not kept

We park your file only long enough to confirm your email, then it is deleted automatically the moment your review is generated. The analysis runs in memory. We keep the review documents we produce for you (so we can re-send them), not your original file.

How we use what we collect

  • To produce your Budget Breakdown and cover letter and email them to you.
  • To send one follow-up about a month later asking how your appraisal came in (a service follow-up on your own run, not marketing).
  • Only if you check the financing box: to have a member of our team contact you about financing the project.
  • To compile de-identified, aggregate statistics (we never publish your individual data).

AI processing

Your budget is processed by our AI provider (Anthropic, via the Vercel AI Gateway, under a zero-data-retention configuration) solely to produce your review. It is not used to train AI models.

Who we share with

We do notsell your information or share it for anyone else’s marketing. We use service providers that process data on our behalf: Vercel (hosting & file storage), Supabase (database), Resend (email delivery), Google (address autocomplete), and Anthropic (AI analysis). We may disclose information if required by law.

Financing contact & your consent

The financing checkbox is unchecked by default. Checking it is your express consent for Malama Funding LLC to contact you about financing by email, phone call, or text at the details you provide; consent is not a condition of using BudgetRefinery, and message/data rates may apply. You can opt out anytime — reply STOP to a text, tell us on a call, or email brian@malamafunding.com. We honor opt-outs promptly.

How long we keep your data

We keep your review documents and contact/deal information until you ask us to delete them — email brian@malamafunding.com and we will. If you gave financing consent, we keep a record of that consent (the wording you agreed to, and when) even after deletion, solely to show consent was given. Aggregate statistics are kept in de-identified form.

Your rights

Depending on where you live (including California), you may have the right to access, correct, or delete your personal information, and to opt out of sale/sharing (we don’t sell or share). To exercise any of these, email brian@malamafunding.com.

Security, children, and changes

We use reasonable measures to protect your information, but no method of transmission or storage is 100% secure. The tool is for business use by adults (18+) and is not directed to children. We may update this policy; the effective date above reflects the latest version.

Terms of Use

Not an appraisal

BudgetRefinery is an appraisal-readiness and budget-review tool. It is not an appraisal and not a guarantee of value, of any quality or condition rating, or of any loan outcome. It does not communicate with or influence any appraiser, who remains fully independent. Nothing here is legal, tax, financial, engineering, or appraisal advice — verify all figures and scope independently.

Your file and your numbers

We never alter your budget file or your dollar amounts. Our suggestions are factual scope and description improvements only, and we never recommend an amount — researched ranges and flags are context for a second set of eyes, not instructions. Your file and your decisions remain entirely yours.

Acceptable use

Use BudgetRefineryonly for budgets you have the right to submit, and only for lawful purposes. Don’t abuse, overload, scrape, or attempt to disrupt the service, and don’t use it to misrepresent the work being done on a property.

No warranty & limitation of liability

The service and all outputs are provided “as is,” without warranties of any kind. To the fullest extent permitted by law, Malama Funding LLC is not liable for any damages arising from your use of the service or reliance on its outputs.
